Résumé
Les grands projets urbains et autres opérations de rénovation, de réhabilitation ou de design urbain contribuent à la revitalisation des quartiers délabrés. La revitalisation serait souhaitable, car elle permettrait à la fois d’améliorer les conditions physiques du milieu de vie des résidants actuels et d’attirer des investisseurs, touristes, visiteurs, travailleurs et résidants plus fortunés, ce qui pourrait également favoriser une augmentation de la mixité sociorésidentielle. Cet article présente les résultats d’une recherche exploratoire sur la revitalisation urbaine comme facteur de changement social dans le Faubourg Saint-Laurent à partir d’une analyse du foncier et d’une enquête par entretiens auprès de résidants. Le Faubourg Saint-Laurent est un quartier central de la ville de Montréal abritant des fonctions centrales et des secteurs à vocation résidentielle. Le Faubourg a été et continue d’être témoin de nombreuses transformations physiques et sociales à la suite de l’implantation de grands projets urbains.

Abstract
Urban projects and other forms of renovation, rehabilitation or urban design activities contribute to the revitalization of dilapidated neighbourhoods. Urban revitalization can be a goal worth pursuing, in that it can potentially lead to improvements in the environment and living conditions of current residents, while at the same time attracting investors, tourists, visitors, working people and wealthier residents and so increasing both social and residential diversity. This present article describes the results of an exploratory study into the role of urban revitalization as a factor of social change in Montreal’s Faubourg Saint-Laurent; the study was based on a property ownership analysis and a survey using semi-structured interviews with residents. Faubourg Saint-Laurent is an inner-city residential neighbourhood that also provides core municipal services. Over time, the Faubourg has had to and continues to deal with the innumerable physical and social transformations resulting from the implementation of major urban projects in the City of Montreal.

Resumen
Los grandes proyectos urbanos y otras operaciones de renovación, de rehabilitación o de desing urbano contribuyen a la revitalización de los barrios decrépitos. La revitalización sería deseable, puesto que permitiría de mejorar las condiciones físicas del medio de vida de los residentes actuales y de atraer inversores, turistas, invitados, trabajadores y residentes afortunados que podría fervorizar y aumentar la mezcla socio-residencial. Este artículo presenta los resultados de una investigación exploratoria sobre la revitalización urbana como factor de cambio social en el barrio Saint Laurent; se utiliza un análisis de bienes inmuebles y de una encuesta por entrevistas con los residentes. Saint Laurent es un barrio central de la ciudad de Montreal con funciones centrales y con sectores a vocación residencial. Este barrio ha sido y sigue siendo testigo de las numerosas transformaciones físicas y sociales, resultado de la implantación de grandes proyectos urbanos.
